Move based on what suits you
Upsize, downsize or move sideways with RPP
Many traditional new-build Part Exchange schemes require customers to buy a new home worth substantially more than their current property. With RPP there is no fixed requirement for your new home to be 30% more valuable than the one you are selling — subject to property eligibility and the agreed transaction, customers can upsize, downsize or move sideways.
All Part Exchange applications are subject to property eligibility, valuation, survey and agreed transaction terms.
A simple example
See what a typical 70% eligibility rule can mean
A common 70% eligibility rule
- Current home value
- £300,000
- Required new-home value
- Approximately £429,000
Where an existing property must be worth no more than 70% of the new home, a £300,000 property would require a new home costing approximately £429,000.
With RPP
No fixed 30% uplift requirement
Subject to property eligibility and the agreed transaction, you may be able to upsize, downsize or move sideways.
The example is illustrative. Eligibility criteria and transaction terms vary between schemes. Every RPP application is considered individually and remains subject to valuation, survey, legal due diligence and the agreed transaction.
Why choose RPP
Everything a developer and their customer needs from Part Exchange
One partner, one coordinated process and a dedicated case management team — designed to protect your reservation and keep the customer moving.
Chain-free Part Exchange offer
Chain-free purchase arranged through RPP, subject to property eligibility, valuation, survey, legal due diligence, contract and the agreed transaction.
No estate agent fees
No listing costs, no commission and no marketing spend for your customer.
No property chain
Removing the customer's selling chain can reduce one of the significant risks to a new-home reservation.
Move timing coordinated with your new home
Where the agreed transaction allows, RPP will work with the customer and developer to coordinate completion around the new home's build programme. Exact arrangements remain subject to contract, developer timings and the individual transaction.
Evidence-based Part Exchange offer
RPP reviews two to three independent local estate-agent valuations, relevant market conditions, property characteristics and the requirements of the proposed transaction before preparing an offer.
Chain-free purchase with RPP-managed viewings
RPP remains your chain-free buyer. Any viewings while RPP looks for an onward buyer are arranged through RPP and do not make your completion dependent on a private buyer.
One clearly explained written offer
The offer will state its assumptions and conditions. Any material survey or legal issue affecting the transaction will be explained clearly.
Faster completions
Average exchange in 44 days, with completion aligned to the plot build programme.
Move up to 6 months ahead
RPP can purchase your existing property up to 6 months before your new-build home is ready, helping you secure your preferred plot sooner without having to wait for a traditional property chain.
Transparent communication
Live case tracking in the developer portal plus proactive milestone updates.
Professional conveyancing support
Experienced panel solicitors who understand new-build deadlines.
Available across the UK, excluding Aberdeen.

How our process works
Eight clear steps from reservation to completion
Every case follows the same tested path, tracked live in the developer portal.
- 1
Step 1
Independent valuations
RPP arranges two to three independent local estate-agent valuations and reviews relevant local market evidence.
- 2
Step 2
Chain-free Part Exchange offer
RPP reviews the independent valuation evidence, relevant market conditions, property characteristics and the requirements of the proposed transaction before preparing a clearly explained written Part Exchange offer, subject to a satisfactory RICS survey on the property.
- 3
Step 3
Customer accepts and RPP becomes the chain-free buyer
The customer reviews and accepts the offer. The offer states its assumptions and conditions, and there are no estate agent fees to deduct. Once the Part Exchange is agreed, RPP is the customer's buyer. RPP's purchase is not dependent on a private onward buyer being found.
- 4
Step 4
Plot reserved
The customer reserves their chosen plot with the developer.
- 5
Step 5
Legal work begins
Solicitors are instructed, the memorandum is issued and searches are ordered.
- 6
Step 6
Move timing coordinated with your new home
Where the agreed transaction allows, RPP will work with the customer and developer to coordinate completion around the new home's build programme. Exact arrangements remain subject to contract, developer timings and the individual transaction.
- 7
Step 7
Onward-buyer search and managed viewings
While the customer's move progresses, RPP may begin looking for an onward buyer for the existing property. Any viewings are arranged through RPP in liaison with the customer. The outcome of these viewings does not create a property chain or determine whether RPP completes the agreed purchase, and will not extend the agreed completion timetable.
- 8
Step 8
Completion and additional moving flexibility
On completion, the customer moves into their new home. In some transactions, RPP may agree a short licence-to-occupy arrangement to provide additional moving time. Availability, duration and conditions must be agreed in writing for the individual transaction. RPP does not charge the customer an additional fee for an agreed licence-to-occupy arrangement.
